Software for Karachi's Real Estate Builders

Karachi's builders sell apartments and plots across an enormous, fast-growing city. DevKey builds unit booking, installment and construction-tracking software that keeps buyers and records in order, remotely.

The trade, and what it needs from software

Builders and developers in Karachi sell apartments in towers, townhouses and plots, often before construction is complete. Buyers pay in installments tied to a payment plan or to construction milestones, and a single project can have hundreds of units at different stages of sale.

What this cluster needs from software is a reliable record of every unit, buyer, payment and document, plus a clear view of construction progress. Sales teams need up-to-date availability, accounts teams need clean installment schedules, and management needs to know that site costs match the budget. DevKey builds these systems remotely, tailored to your payment plans.

How it runs

How the work flows in Karachi

01

Units are sold off-plan

Sales agents show floor plans and price lists, take a booking and issue allotment paperwork. Availability changes quickly, and a unit sold twice by mistake is a serious embarrassment.

02

Payments follow a schedule

Buyers pay a booking amount, then installments on set dates or at construction milestones. The accounts team issues receipts, tracks arrears and sends reminders, then handles transfers and resales.

03

Construction runs in phases

Site teams manage contractors, material purchases and stage completion for each block. Costs and progress are reported upward, often in separate files for each contractor.

Common problems

Where things go wrong today

Availability out of date

Sales staff work from shared sheets that lag behind real bookings, which causes double allocations and awkward conversations with buyers.

Installment tracking by hand

Calculating dues, fines and arrears manually leads to errors and disputes, and late payers are not followed up consistently.

Buyer files are scattered

Application forms, identity copies, receipts and agreements sit in cabinets and chats, so answering a buyer's question takes far too long.

Site cost against budget

Contractor bills and material orders are tracked separately from the budget, so overruns surface only when a phase is already finished.

Karachi FAQ

Common questions, answered

Can the system handle different payment plans for different projects?

Yes. Each project can have its own plan structure, with booking amounts, installment frequency, milestone-linked payments and late-payment rules. Buyers' schedules generate from the plan, so accounts staff stop calculating by hand. Changes to a plan apply only to future bookings unless you say otherwise.

Will buyers be able to see their own payment history?

A buyer portal or app can show installments paid, dues, receipts and documents. It reduces calls to your accounts desk and gives buyers confidence that your records are transparent and consistent. Access is protected by individual logins and can be switched off per buyer.

Can we manage multiple projects in one system?

Yes. Projects, blocks and units are organised in a hierarchy, with reports for each project and for the company as a whole. Access can be limited so staff see only the projects they handle. Consolidated reports help directors compare progress across sites.

Do we need to be in Karachi to work with you?

No. DevKey is based in Islamabad and works remotely. We collect your payment plans and forms over calls, build in stages with demos for your team, and support you online after launch. Occasional in-person meetings are optional.
