Property Management AppDevelopment
Rent collection, repair requests and lease records in one app that landlords, managers and tenants all actually open.
Property Management App Development: what the work involves
Managing rentals on paper and chat is a recipe for disputes: who paid in which month, who reported the leaking pipe, when the lease ends and what deposit was held. A property manager with dozens of units spends their evenings chasing rent and sorting repair messages that were sent to three different numbers.
We build a management app with separate experiences for owner, manager and tenant. Units, leases and ledgers sit in PostgreSQL; rent invoices are generated on schedule and tenants pay or upload proof from the app. Maintenance requests carry photos and move through assigned, in-progress and done states, with a contractor view for vendors. Owners see income, vacancy and expense statements without calling anyone.
Core features
Unit and lease records
Each unit holds its tenant, lease dates, security deposit and documents, with renewal reminders ahead of expiry.
Automated rent invoicing
Invoices are generated monthly, tenants are reminded before the due date, and payments are matched to the correct invoice.
Maintenance ticketing
Tenants report an issue with photos, managers assign a contractor, and everyone sees status updates and completion proof.
Owner statements
Rent received, expenses and net income per property are summarised monthly and exportable for tax or family accounts.
Building notices
Managers broadcast water shutdowns, meetings or rule changes to every tenant in a building at once.
Visitor and gate pass
Residents pre-approve visitors with a code that the guard verifies, useful for apartment buildings and gated blocks.
What we get right before launch
Informal rent payments
Many tenants pay by cash or bank transfer rather than card. The ledger must support manual confirmation with proof, not only online payment.
Role boundaries
A tenant must never see another tenant's balance. Strict role-based access and per-property permissions are designed from the first screen.
Utility and charge variety
Electricity, gas, maintenance and parking all bill differently. We model charges as configurable types instead of hard-coding a single rent figure.

Common questions, answered
Can tenants pay rent inside the app?
Yes, through wallets or card gateways you have access to, and they can also upload a bank transfer receipt for manager confirmation. Both routes update the same ledger so records stay consistent.
Does it work for a housing society as well as private landlords?
Yes. A society can use it to bill maintenance, post notices, log complaints and manage visitors. The charge structure and permissions differ, so we configure it for committees rather than single owners.
Can vendors and contractors use it?
Contractors receive assigned jobs with a limited view, update progress and upload completion photos. They never see financial data or other tenants, only the ticket they were assigned.
How do owners get reports?
Through an in-app dashboard and exportable statements covering income, arrears, vacancy and repair spend per property, ready to share with an accountant.
